NE Wall Ave Home Remodel

We love a challenge and there are always a lot of those in houses near or over 100 years old! In this original craftsman style Sears catalogue home built over 100 years ago, we were tasked with refinishing the second floor and parts of the 1st floor as well as some exterior projects while preserving as much as we could of the original character and style of the home including highlighting the beauty of natural wood grain. Our clients wanted to convert the cramped two bedroom 2nd story into a three bedroom area, improve energy efficiency through insulation, gap filling and superior quality windows. The floors were in bad condition, the closets needed new doors and drywall repairs, as well as new base trim installed throughout the entire house. As we were in the deconstruction phase of the remodel we found many interesting things such as improperly fastened and built stair stringers, four layers of interior wall covering(!!), missing insulation, air leaks and gaps in the siding.

After lead paint containment & abatement was completed and before we got into the actual installation of the aesthetic finishes, we had to correct the underlying issues and bring those elements of the house up to current building code standards.

Our work scope included:

  • Installed hardwood floors throughout the second floor of the home.

  • Dismantled and removed the chimney and patched the roof and attic floor.

  • Rebuilt the stairway and installed new oak treads, risers and clear cedar balusters painted white.

  • We acid stripped and refurbished the original 100 year old handrail and newels for reinstallation. The acid stripping removed more than 5 coats of paint and exposed the natural grain of bare wood.

  • Installed Bifold panel doors two closets.

  • Installed new base trim for entire house

  • Comissioned and installed a custom barn door crafted using lumber hailing from a century old deconstructed barn

We kept with the spirit of the craftsman style while giving the home a fresh new look and adding home value, reducing utility costs through superior insulation and adding functionality through the addition of the third room. Our clients were ecstatic that they can now host more than one guest at a time and also have the dual function of using it as a spare room for their home office!
